Buyer’s Guide

Smart Steps to Take, Whether You’re a First-Time Buyer or Returning to the Market

Buying a home is one of the biggest decisions you’ll ever make — and it doesn’t have to be overwhelming. Whether this is your first purchase or you're making a move up (or down) in the Greater Vancouver area, having the right guidance from the start makes all the difference.

1. Get Your Finances in Order

Before anything else, you'll want to know what you can afford.

- Down Payment: Minimum of 5% of the home’s purchase price.
- Mortgage Pre-Approval: Meet with a mortgage broker or lender to get pre-approved — this gives you a clear budget and makes your offers stronger.
- Shop Smart: Speaking with several professionals and shopping around for the best rate for you is highly recommended.

2. Picture Your Ideal Home

What does your perfect home look like?

- Think about location, lifestyle, future plans, and commute.
- Do you want a condo, townhome, duplex, or detached house?
- Is proximity to schools, transit, or green space important? What other amenities do you need and/or prefer in your area?

Tip: Create a “Needs vs. Wants” list — use it to focus your search.

3. Work with a REALTOR® Who Works for You

4. Start the Search

With your Real Estate Agent, go through property search together with conventional listings searches, exclusive leads, and upcoming opportunities.

- Your Real Estate Agent will coordinate showings, walk you through during showings and the process.
- You’ll stay updated with new listings and price changes.

5. Make an Offer & Close the Deal

Work together with your Real Estate Agent when coming up with a competitive offer and working through negotiations. Your Real Estate Agent can help you place your offer that Seller's can accept, counter, or reject.

After acceptance:

- Coordinate inspections, finalize financing, and review all legal documents.
- Work with a lawyer or notary to complete the deal and take ownership.

Welcome to Homeownership —one of the most rewarding milestones in life. Congratulations!
